Town Planning can be required for a number of reasons, some of which include Dual Occupancy Projects, Medium Density Projects or if the site is in an area with certain council overlays. The steps for Town Planning are.
It is always good practice to meet with a Planner from council to discuss the project, concept plans developed during the Design Development Stage are usually fine for this initial discussion. The Planner will give general advice during this meeting that can be used to develop the design further with the aim of a smoother run through the Planning System.
We then prepare the planning drawings and the associated reports as required by the specific project type and the overlays on the site.
When the plans and reports are finalised the Town Planning Application is lodged.
It is most often the case that the council will, after reviewing the application send a request for further information which will also include the planner’s comments in relation to the application. We aim to address these requests as soon as possible to avoid unnecessary hold-ups.
Most Town Planning Applications require the proposal to be advertised, this is done with signs erected on the site as well as the council sending letters to the adjoining owners. There are specific timeframes set out for this stage of the application as well as certain timeframes in which people can object to the application.
Provided there are no objections or, if there are objections but the council are satisfied that the application meets the objectives of the planning scheme then the Planning Approval will be granted.
